Sedona AZ: Lately, we haven’t seen a lot of foreclosure homes in Sedona. We average probably 3-4 foreclosure homes with a Sedona address at any given time. One thing that I’ve noticed after going through the Sedona foreclosure homes for sale is that lately most banks are trying to get more for the homes than they may be worth. That’s great but a lot of foreclosure homes (not all) have serious issues like termite damage, bad roofs (need 2 years of life left), structural issues…etc. You’d be surprised at what is taken from a foreclosure home. If the appliances are gone it may have trouble financing. If you’re shopping for a home in Sedona or just land a foreclosure may not be a bargain. Typically, Sedona foreclosure homes are sold ‘as-is’. Chances are that the bank will not do any repairs to the home and at times the damage is such that you won’t be able to get a government backed mortgage. You’ll want to make sure that you have a home inspection to identify any problems with the home. If they won’t repair the home, you’ll at least know what you’re dealing with on repairs. If it’s to badly damaged you need the due diligence clause to be able to walk away from the purchase and get your earnest money returned.
