Home inspection contingencies are a common contingency of any Arizona home purchase offer. A home buyer is given a time period (typically 10 days) to have an expert look over the home. They will inspect the homes structure, plumbing, mechanical systems, wiring, roof, and appliances to give the purchaser a realistic idea of what they are getting into at that point in time. The home inspector will not guess on how long a system may last but will tell you it’s current condition and operability.
How do you find the right home inspector? Look for an expert, not simply a renovation contractor or a friend who can tell copper from galvanized pipes. There are licensed specialists in the Verde Valley. We can provide a list of one’s our buyers have used in the past. Ask for recommendations from friends who have recently purchased homes. Most inspectors have some background in building or engineering, and have had additional training related specifically to residences. Call several companies, and ask about the background and training of the staff, as well as their rates.
